Office building at prime uptown corner to undergo major $25M overhaul

CHARLOTTE, N.C. — An uptown office building at Charlotte’s most well-known intersection is getting a major facelift.

Crescent Communities and Nuveen Real Estate, which acquired what was previously known as 101 North Tryon and 101 Independence Center last year for $132.3 million, will spend $25 million-plus at the 20-story, 546,878-square-foot tower as part of an extensive renovation.

The centerpiece of the project is overhauling the ground floor, both the lobby and the retail space, including the addition of outdoor seating, a front porch and new building entrance along Tryon Street. The atrium connecting the office building, now called One Independence Center, to the Charlotte Marriott City Center and The Ivey's hotels will also be revamped.

"We really wanted to maximize the ability for the whole community to use that space, to be inviting, vibrant and approachable," said Amy Bezanson, director of design and development at Crescent Communities.

The previous owners, LRC Properties and Barings, also spent at least $8 million in improvements, but focus was placed on the lobby and office tenant space renovations.
