CHARLOTTE, N.C. — A high-profile Atlanta developer will do its next Queen City office project in South End.

2151 Hawkins LLC, affiliated with Portman Holdings, this week purchased a 28,329-square-foot building at 2151 Hawkins St., between Tremont Avenue and Rampart Street, for $12.7 million, according to Mecklenburg County real estate records. There, Portman will develop a mixed-use project that could contain up to 260,000 square feet of office space and up to 20,000 square feet of retail space, said Travis Garland, director of leasing at Portman.

The 2.2-acre property has frontage on the Lynx Blue Line and Charlotte Rail Trail, between Ashton South End Apartments and Sycamore Brewing. It also sits directly across the tracks from Atherton Mill, which is undergoing a $100 million revamp by Edens and Crescent Communities.
“We feel very strongly not just about South End but this site specifically because of the Rail Trail, because of the light rail, Sycamore being next door (and) a huge magnet, across the rail from Atherton and what’s going on there from a retail perspective,” Garland said. “We looked at several sites in South End over the years ... but this one is special.”
