HILTON HEAD ISLAND, S.C. — A 9.5-acre island that is part of the history of Hilton Head Island, South Carolina, just hit the market for $8.49 million.
Gull Island is the site where Charles Fraser developed his concept for Sea Pines Plantation at Hilton Head Island. Sea Pines was the first private plantation community on the island, developed in 1956.

Gull Island comprises 9.5 acres within Sea Pines Resort, composed of three lots and is connected to the South Beach area of Sea Pines by a causeway. It’s about an hour from the Savannah, Georgia, airport and 25 minutes from Hilton Head’s airport.

Two of the lots are developed. There is an 8,500-square-foot custom-designed shingle-style home with six bedrooms, six bathrooms and two half-bathrooms. It includes an office, chef’s kitchen, 2,500-bottle wine cellar, pool and spa. Another 1,500 square feet of unheated space includes a three-car garage, covered porches and patios. The property also includes a detached, 1,500-square-foot guest house with an attached garage/workshop.
Surrounded by natural vistas, the island is secluded yet close to Harbor Town and Sea Pines’ South Beach area.
